Implementing BIM for MEPF Coordination allows owners and constructors to make crucial decisions for faster installation and problems prevention. This doesn't only apply for skyscrapers but also to medium-scale houses or buildings with a certain level of complexity. In this project, we worked alongside the engineers to develop an efficient and coordinated comfort system.

The challenge

To model all Mechanical and Plumbing disciplines to get them coordinated to prevent future installation issues.

To reduce costs by decreasing the number of adjustments required in the field.

To allocate all trades in the small technical shaft provided to support all piping and ductwork.

Due to the project’s scale, the schedule for the modeling and coordination was limited to a month.

The process

1. The client’s team of engineers designed the Systems and sent us markups and directions to model them in Revit 3D.

2. We double-checked all system appliances, fixtures and fittings to work in the allocated space.

3. Once all trades were modeled, we coordinated them establishing priorities for space occupation.

4. Back and forward questions were exchanged with engineers to adjust the design when required.

5. Once the design was settled, we documented and produced shop drawings for all trades to manufacture and install.

And the results were...

A complete and coordinated 3D model that contained Mechanical, Plumbing, Electrical and Fire Protection trades for the owner to review and use for maintenance. At the same time, we handled a complete Set of Drawings to fabricate parts and install in the field.
